What I actually do

No theory. I fix the listing in front of me.

I’m Emmanuel Lima — Superhost, 4 years hosting on Airbnb, $4M+ in properties under management, and a licensed Florida Realtor based in Homestead. I’ve sat on both sides of this: my own listings had slow stretches too. The difference between a listing that books and one that sits is almost never one big thing — it’s ten small things. I find all ten.

  • Listing audit ($199) — the full teardown: photos and gallery order, title, description, pricing, settings, house rules, amenity gaps, review strategy. Every fix in priority order — the stuff that moves bookings first.
  • 1:1 consulting ($299 / 2 hours) — we go through your listing together, live. You ask, I answer, we fix things on the spot. English or Spanish.
  • Pre-purchase analysis ($249) — buying a property to run as an Airbnb? I check the regulations for your exact address, estimate realistic revenue, and give you a straight answer before you commit.

Want me to just run it instead? Lite co-hosting (10–15%) keeps you in control while I handle messaging, calendar, pricing, and reviews. Full-service management (20–25%) hands me the entire operation.

How it works

  1. Free evaluation call. We talk about your property and your goals. I’ll give you an honest take on whether it’s worth fixing — sometimes the answer is no, and I’ll tell you that.
  2. $199 listing audit. I go through your listing like a guest who’s about to book — and like the algorithm deciding whether to show you. You get every fix in priority order.
  3. Fix rollout. You implement the list yourself, or we do it together in a 1:1 consulting session. Your call.
  4. Ongoing optimization. Pricing calendar, review strategy, seasonal tuning. The audit gets you fixed; optimization keeps you booked.

Common questions

Frequently asked questions

What does the $199 audit actually include?

Everything a guest sees plus everything the algorithm sees: photos and gallery order, title and description, pricing and settings, house rules, amenity gaps, and review strategy. You get every fix in priority order — the stuff that moves bookings first.

How is consulting different from hiring a management company?

You keep 100% of the revenue and full control. I hand you the playbook instead of taking 20–25% to run it. If you’d rather hand it off, we do that too — but most owners are surprised how far the audit alone takes them.

Do you only work with Miami properties?

Audits and 1:1 consulting are fully remote — I’ve audited listings across Florida and beyond. Hands-on management and co-hosting are South Florida: Miami-Dade and the Keys.

I’ve never hosted before. Can you help me launch?

Yes — that’s some of my favorite work. Setup, furnishing guidance, listing build, pricing strategy, first-review playbook. And if you’re still shopping for the property, the $249 pre-purchase analysis makes sure you buy one you can legally rent.

My listing is already doing okay. Is an audit worth it?

Okay isn’t the ceiling. Almost every listing I audit is leaving 10–20% on the table — wrong cover photo, lazy title, pricing that doesn’t move with events. The audit finds it in one pass.

What happens after the audit?

You implement the fix list yourself, book a $299 1:1 session and we do it together, or hand me the keys with Lite co-hosting (10–15%) or full management (20–25%). No pressure either way.
